According to Fair Housing practices, landlords are supposed to rent to the first person with a complete rental application that satisfies their standard rental requirements. If your references have already been submitted via iRISQ, then a reference report could be made available for any future rental applications immediately.

• A former tenant has asked me for a reference? Why should I use iRISQ?

When you provide a reference via iRISQ, your responses are saved so that they can be used over and over again by your former tenant for any number of applications without bothering you. Also, reference questions are posed to be in line with Fair Housing practices and so as to avoid uncomfortable situations.

• How does it work?

A landlord or property manager orders an iRISQ report for a rental property applicant with their permission. iRISQ contacts the applicant and their references, validates each reference, then solicits responses to a set of carefully chosen survey questions. The reference question responses are added to the iRISQ database and are used to generate an iRISQ report. No information is ever collected or distributed without the explicit permission of each person involved.

• What is a reference?

A reference is the set of responses that someone (i.e. a prior landlord or an employer)

• Does it cost me anything to give or receive a reference?

No. Not at all.

• Can I give anyone a reference?

Yes, but the person receiving the reference may or may not choose to accept the reference.

• Can anyone give me a reference?

Yes, but you can decide whether or not to accept the reference.

• Who can see the references that I submit?

The person whom you submitted the reference about and anyone else that they authorize to view their iRISQ report.

• Who can see the references that I receive?

Only those people whom you allow to order your iRISQ report.

• I don't agree with a reference someone submitted about me. What can I do?

You may provide a rebuttal to every reference that you receive and choose to accept.

• Can I request a reference from someone who has never used iRISQ?

• What is a rebuttal?

A rebuttal is a response to any reference that you receive and choose to accept that indicates whether or not you agree with what was said in the reference.

• Does it cost me anything to give a reference rebuttal?

No.

• When can I give a rebuttal?

You can give a rebuttal only after you receive and choose to accept a reference.

About Orders

• How much time does it take to complete an order?

Depending upon whether or not the applicant's report is already in the iRISQ database, some reports may be available immediately. Other reports may require 1-2 business days.

• Can I cancel an order?

You may cancel an order any time before the order has been completed.

• How do I get a refund?

If you cancel your order before it has been completed, your fees will be automatically refunded.

• Can I pay with a credit card?

Yes.

• Can I pay with PayPal?

Yes.

• Do you keep any of my financial information?

No. Since we use PayPal for our payments, we have no access to any of your financial information.

• Can I also order a credit report?

About Scores

• What is my iRISQ score?

The iRISQ score is a number between 1.0 and 5.0 that measures the results of all the references that you have given and received. A 5.0 is the best score possible and you may interpret an iRISQ score as follows:

• A - between 4.0 and 5.0
• B - between 3.0 and 4.0
• C - between 2.0 and 3.0
• D - between 1.0 and 2.0
Everyone begins with a score of 3.0 and our patent-pending scoring system has been designed to help protect you from bias and fraud.
• How do I get a good/bad score?

Generally, positive references and rebuttals improve your score and negative references and rebuttals decrease your score.

• Is my iRISQ score permanent?

Your iRISQ score will continue to change as you give and receive references and rebuttals; however, it is likely only to change a little bit at a time.

• How can I get rid of my iRISQ score?

Every iRISQ user has an iRISQ score unless they cancel their account.
